WATER AVAILABILITY


As with all major projects, it is essential that a sufficient amount of potable water is available, although an expansion of the present water system may not be required because of the large amounts of water reserves currently available on the property. The present system on the westside of Route 9 is fed from a well house in the middle of the property. There are two main wells, but only one at a time is currently used. They each have a flow of approximately 35 gallons per minute. At this time, there is a county-approved six-inch pipe from the well house south and an original undersized pipe that runs north, which serves the apartment house and the antique center. This pipe, in time, will have to be replaced with a larger pipe, as the property is developed at the north end. In addition to the two wells, there are other water reserves on the property. On the southern part of the property, one test well recently drilled by W. Gordon Gould, Well Drillers, produced 125 gallons per minute. They advised that by drilling two additional wells in the same general area, a 300 to 500 gallon-per-minute flow would be a conservative estimate for these three wells alone. Also, the Town of Schodack has a huge well just west of the railroad tracks that can be tied into the other areas of the Town of Schodack as the town develops.


The location of a 272,000 to 1,000,000 gallon water storage tank has been proposed for a 3-acre parcel ajoining the 30-acre property on the eastside of Route 9, which is also owned by the seller. The 3 acres will be retained and/or donated to the town for the water tower site. It is a town-designated site because of its 450-foot height and an easement allowing the future construction of a water tower will be included in any purchase contract. It should also be noted that if a very large supply of water is required for new development, and if the Buyer intends to build their own large water tank on the eastside of Route 9 to supply additional water to the westside of the property, local and county government agencies will be instrumental in obtaining at least partial funding for the construction of the new water system, particularly if plans call for the system to be tied into a municipal system at some later date.
